1. Valuation

We provide an accurate valuation of your property from the outset of our client/agent relationship. At all times, our aim is to achieve the maximum possible sale price available at time of going to market. In some cases, an agent may be tempted to overvalue to secure your business - not here. Just as importantly, we will never undervalue your property with a view to a quick sale. You can trust us to provide an honest reflection of the true value of your home, based on real market analysis, and create a pathway to securing that figure.

 

2. Marketing

Successfully marketing a property of any kind requires an agency that is as passionate about your home as you are. From our in-house staging service, to our professional photographers - we are uniquely placed to assist you from pre-market stage through to the advertising and viewing process. First impressions matter, we’ll ensure that your property is introduced to your new buyer at its very best.

3. Selling

Bringing your property to the market is half the battle, what happens next is where we provide the most value to our clients. We offer viewings 7 days a week between the hours of 8am-8pm. Times have changed, and we understand the value of accessibility to working families. No stone is left unturned during our sales process: every viewer is a potential buyer and is to be valued as such. We handle all bids in a transparent manner, nurturing trust between both the buyers and sellers at each step of the process. Proof of funding is vetted at the outset of bidding, each bidder is issued with rapid updates and written confirmation of all offers received.

 

4. Closing

The final step. Once the maximum market price has been achieved, we place equal value on expediating the closing period of your sale. Ideally, your bidders will now be firmly set to purchase your home: they will be excited, a little nervous, and understandably eager to receive their keys. The period of time between going ‘sale agreed’ and closing your sale is influenced by a wide variety of factors - most of which are controllable. Your agent should have their finger on the pulse here, long before the solicitors or financial institutions raise an avoidable issue likely to delay closure. We can resolve these potential pitfalls on your behalf before they develop, to ensure that the heat in your bidding process is not lost at this crucial stage.
